Unlike some companies, the management fee we charge encompasses all of the following services at no extra cost to you.

We can help prepare your property either for yourselves or for rental and give advice o­n this subject. Should you wish we can also purchase quality linen, towels etc o­n your behalf.

· Regular external property inspections checks are carried out by ourselves. Any problems located during these checks will be rectified immediately, so that your property runs smoothly.  We will consult you should larger items need replacing or fixing. During these inspections we will clear your letterbox, gardens and patios will be swept. Log books are held for each property and regular reports will be sent via email or fax, as well as any damage that may occur will be recorded o­n digital camera and sent to the owner via email or post.

· Regular internal property inspections to make sure your property is clean and tidy, testing appliances to make sure all are in working order, gas, electricity, light bulbs, security systems if applicable.  The property is aired and the plants watered and any small works such as replacing light bulbs or repairing leaking taps will automatically be undertaken at the time of inspection

· We will hold keys for your property and arrange for them to be available for your guests, any trades person and cleaners

· We will be responsible for the running of your gardener, pool cleaner and any other member of staff linked to your property

· If you do not already have the above-mentioned employees we can arrange them for you at no extra cost.

· We place a “house book” within all the properties that we manage.  Within this are contact numbers for ourselves (we are available between 9am and 9pm for queries and everyday problems, but are available 24hours should an emergency arise). Local emergency services numbers are also included. A run down of things specific to your property, i.e. details of how appliances work, house alarms, electricity and gas points.  General points to remember in Spain, local activities and many other things.

· A welcome food pack can be supplied for your guests, size and contents to the owners requirements. (Welcome packs are charged to the owner)

· We can supply and deliver gas bottles to your property (cost of bottle charged to the owner)

· We will arrange for cleaners to visit the property after each letting, giving it a through clean before the next client arrives (cost of the cleaning /laundry charged to the owner)

· Quotes for air-conditioning or other installations can be obtained at no extra charge

· Every quarter we generate a comprehensive account, showing all expenditure allowing you to be fully appraised of your financial position.
